    We split the work up by area so you can keep running. One corridor, one floor, or one wing at a time, cleaned up and handed back to you before we open the next one.

    One name and one number for the whole job, not a different foreman every week. When you call, you are talking to someone who has walked your building.

  • Paperwork before the paint

    We send proof of insurance and WSIB clearance up front, along with a written scope listing every surface, so you are not chasing us for it later.

    If people are still using the building, we use low odour, low VOC finishes. And we pick the coating for the wear that surface actually takes, not for whatever is cheapest.

How a Commercial Job Runs

Four stages, and you get the dates for all of them before we start.

  1. Site walk and written scope

    We walk the building with whoever looks after it, measure up, and list every surface we are painting. Anything unclear gets sorted now, so it does not turn into an extra charge halfway through.

  2. A phased schedule

    You get a fixed price and a phased schedule showing which areas are worked when, so you can tell your staff and your customers.

  3. Phased execution

    Each area is protected, prepped, primed where needed, and given two coats of Benjamin Moore, then cleaned and handed back before the next phase opens.

  4. Sign-off by area

    Instead of one inspection at the very end, we walk each phase with you and sign it off as it finishes, so nothing turns up three weeks after we have gone.

Commercial Painting Questions

Can you paint while the space is still occupied?

Usually. Work is phased by area, occupied zones are sealed off and ventilated, and we use low odour, low VOC products wherever people are still working. Some tasks genuinely need an empty room, and we will tell you which ones at the site walk rather than on the day.

Can you provide insurance and WSIB documentation?

Yes. Proof of liability insurance and WSIB clearance is supplied up front with the estimate, not chased later, so your facilities file is complete before anyone is on site.

How do you handle a hard deadline?

The completion date goes in writing in the estimate, and the schedule is phased so progress is visible against it rather than only at the end. If access or weather moves something, you hear about it the day it happens.

Do you take on multi-building or multi-site work?

Yes. Craigleith Ski Club brought us in across three of their lodge and club buildings. Multiple buildings on one property, or several sites under one owner or property manager, are quoted as one job with one schedule and one point of contact.

Do you work with property managers and general contractors?

Yes, as well as directly with owners. Whoever brings us in gets the same thing: our own crew, a written scope and fixed price, one point of contact, and a schedule agreed before we start. On a new build or renovation, we plan the painting into the project early so the finish is not squeezed in at the end.
